Nova Investments Fund is a private fund focused on providing short-term, collateralized loans for real estate investors, contractors, developers, and other businesses. These loans provide an attractive risk adjusted continuous return to our investors.

Management’s deep real estate and lending expertise and local market knowledge spanning across five decades inform all lending decisions.
Loans are selected using comprehensive and proprietary underwriting procedures to analyze borrowers and properties. The vast majority of loans are in a first and second lien position and include business expansion loans, residential and commercial purchase, rehab (fix and flip), bridge and more. The board of directors analyzing all loans have over half a century of combined lending and real estate development experience bringing over a fifty (50) million dollars history worth of deals closed . They know the chosen region and market well, have established relationships, and are uniquely qualified to vet loans and manage the fund. Investments are targeted to focus on steady and conservative growth with consistent annual returns and low rates of default.

Management Process
Management applies a variety of fund and risk management tactics to deliver consistent risk adjusted returns. This includes in depth and conservative underwriting with savvy due diligence of borrowers and the underlying real estate assets.
- Loans are chosen based on the value of the underlying asset (Real Property), borrower history (such as Income, credit, business, experience), currently market trends, economic factors, and more.
- Assets are valued multiple ways and loan-to-value ratios are maintained in a target range. Approval is highly selective and the majority of collateralized loans requested are denied, ensuring a high quality portfolio within the fund and low default rates.
- The loan portfolio is a diversified mix of residential and commercial real estate loans that turn over quickly due to short-term maturities, typically 12-24 month, interest only terms. The pooled nature of the fund spreads risk across all loans.
Collectively, our internal proprietary process drives and optimizes fund performance and mitigates credit, interest rate, and inflation risk.
